Thank you for giving us the opportunity to give you more information about our company and what we feel we can accomplish for your investment.  The following information will give you an overview of the services we offer and hopefully, will answer many of your questions about property management. 

Our management fee for your property is based on the gross collected rents.  We charge a rent up fee (excluding first time rentals and properties where we have onsite managers in place) that is payable only once during a year IF a unit becomes vacant and we re-rent it.  We do not have a maintenance crew on staff, allowing us to get the most competitive bids and best craftsmanship possible for the dollars spent.  There are no add on charges for normal maintanence/routine work ordered.  We have no additional charges to the owner.  Included in our management fee are the following services:

  • Collection of Rents
  • 24 hour on call emergency service
  • Tenant screening ( a credit report and background check will be performed on every applicant)
  • Contract negotiations
  • Monthly P & L  statements (Online owner portal available)
  • Payment of all bills (including mortgages, insurance and taxes as directed by you)
  • Trust account maintenance
  • Contracting and supervision of normal maintanence and routine upkeep work to be completed on premises
  • Online Owner Portal and real-time access to accounts
  • ACH Deposits

Complete cash flow and property/accounting statements are forwarded at the end of the month to our owners.  All proceeds from rents collected during the month are also forwarded, via ACH prior to the end of the month in which they are collected.  Our management program allows tenants and owners to check in online.  This will include tenant payments, work orders, applications, owner reports and owner distributions.  

Our company is family owned; now in its third generation.  Currently, our office is comprised of two generations of Brokers and a bilingual office staff that is available to answer tenant questions and assist in handling work orders and inspections.  Ed Paul obtained a Certified Property Manager designation in 1979 and has been in real estate for over forty years.  Besides property management, Gayle Paul specialize in sales and have a history in loan origination and asset management.  Denise Pau;-Elliott is usually the frontline contact between owners, tenants and the contractors/vendors that we hire.  

One of us is available 24/7 for emergencies.  Ed, Denise and Gayle all have their Broker's licenses so when talking with one of us, you are talking to a principal in the business. 

While several of our owners are out of area, i.e. San Diego, Virginia, Japan and Los Angeles, we do manage for many who live right here in our community.
