About Walker and Paul

Thank you for giving us the opportunity to share our approach to the business, and what we can do to support you and your investment. The following will give you an overview of our services and hopefully, answer many of your questions about our approach to property management.

We understand that each of our clients are unique, with your own investment goals, our management fees reflect that understanding and are calculated using a matrix of industry standard practices as well as regional analytics that insure transparency in our relationship with you. The costs related to normal maintenance and routine work ordered for our clients is passed directly to you with no up charges, another way we insure transparency between management company and property owner.

The following services are included in our management fee:

  • Collection of Rents
  • 24/7 on call emergency service
  • Tenant screening (a credit report and background check will be performed on every applicant)
  • Contract negotiations
  • Monthly P & L statements through our Online owner portal
  • Payment of all bills including mortgages, insurance and taxes as directed by you
  • Trust account maintenance
  • Contracting and supervision of normal maintenance and routine upkeep work to be completed on premises
  • Online Owner Portal and real-time access to accounts
  • ACH Deposits

Complete cash flow and property/accounting statements are forwarded at the end of the month to our owners.  All proceeds from rents collected during the month are also forwarded, via ACH prior to the end of the month in which they are collected.  Our management program allows tenants and owners to check in online.  This will include tenant payments, work orders, applications, owner reports and owner distributions.

Today, Walker and Paul is a third-generation family owned business, Denise Paul-Elliott is the frontline contact between owners, tenants and the contractors/vendors that we hire. In addition to being officers in the firm both Denise and Ed are licensed brokers and together have over 80 years of industry experience.

Our bilingual office staff is available to answer tenant questions and assist in handling work orders and inspections, they are also on call 24/7 in case of emergencies
